About Lake Country

Lake Country is a district municipality in the heart of British Columbia’s Okanagan Valley, sitting between Kelowna to the south and Vernon to the north. It’s made up of four distinct communities: Winfield, Oyama, Okanagan Centre, and Carr’s Landing, each with its own character and housing mix. With three lakes running through the area, including Okanagan Lake, Wood Lake, and Kalamalka Lake, it’s the kind of place that draws people in and tends to keep them.

The area has grown significantly over the past two decades. What was once known primarily for orchards and agriculture has evolved into a sought-after residential destination, with newer subdivisions, lakeside developments, and luxury communities like Lakestone attracting buyers from across BC and beyond. Roughly 80% of homes here are owner-occupied, and single detached homes make up the majority of the housing stock. That kind of ownership culture means people take their properties seriously, and they want to know exactly what they’re buying.

Housing Insights

Lake Country’s housing mix is diverse, and so are the inspection needs that come with it.

Newer Builds and Master-Planned Communities: Communities like Lakestone and Crystal Heights have brought an influx of newer construction to the area. New doesn’t always mean problem-free. Our home inspectors evaluate workmanship quality, drainage, HVAC systems, and anything that may have been rushed or improperly finished during construction.

Older Ranchers and Established Homes: Winfield and parts of Oyama have a solid inventory of mid-century and early 2000s homes. These properties often come with deferred maintenance, aging rooflines, outdated electrical panels, or moisture issues that only show up under a trained eye. A thorough home inspection here can save buyers from costly surprises.

Waterfront and View Properties: Lakefront and hillside properties come with their own set of considerations: retaining walls, ground movement, water intrusion, and sun exposure all play a role in how these homes hold up over time. We assess these factors carefully.

Popular Neighborhoods

Lake Country’s four communities each have their own feel.

Winfield is the most established and centrally located area of Lake Country. It’s home to schools, commercial services, and a mix of older family homes and newer infill development. Many longtime residents are here, and there’s a strong sense of neighbourhood familiarity.

Oyama sits at the northern end, nestled between Wood Lake and Kalamalka Lake on a narrow strip of land. It’s quieter and more rural in character, with some of the area’s most scenic properties. The isthmus setting makes it genuinely unique in the Okanagan.

Okanagan Centre faces Okanagan Lake and is home to some of the region’s most sought-after winery properties and lakeview lots. Development here has been careful and relatively limited, which keeps property values high and the streetscape pleasant.

Carr’s Landing is the southernmost community, closest to Kelowna, and features some of Lake Country’s most prestigious acreage and waterfront estates. Buyers drawn to privacy, views, and a more rural setting gravitate toward this area.

Lakestone deserves a mention on its own. This award-winning master-planned community above Okanagan Lake has become one of the most talked-about developments in the Okanagan, offering luxury homes, townhomes, and resort-style amenities.

Local Attractions and Activities

Lake Country punches well above its weight when it comes to things to do.

Spion Kop Trails are a local favourite for hiking and exploring, with over 900 acres of trails and sweeping views of the surrounding lakes and valley. It’s a great indicator of how much natural beauty surrounds this community.

The Scenic Sip Wine Trail connects several of Lake Country’s boutique wineries, including Gray Monk Estate Winery and Arrowleaf Cellars, giving residents and visitors a reason to explore slowly and sip thoughtfully.

Kangaroo Creek Farm is one of those places that surprises first-timers. Located just minutes from Lake Country, it’s a genuinely unique family experience where visitors can get up close with kangaroos, wallabies, capybaras, and more.

The Okanagan Rail Trail follows the eastern shore of Kalamalka Lake and offers a flat, scenic route for cycling and walking, connecting communities in a way that’s become a favourite for weekend outings.

Lake Country ArtWalk is one of the largest art events in BC’s Interior, showcasing hundreds of visual and performing artists from across the Okanagan Valley each year.
