About Kelowna, BC
Kelowna isn’t just a place to live; it’s a lifestyle. As the largest hub in the Central Okanagan, this city offers a rare blend of urban sophistication and rugged natural beauty. From the sun-drenched vineyards that define the region to the bustling downtown core, Kelowna attracts everyone from young tech professionals to retirees looking for a slower pace.
Housing Insights
The local market is evolving rapidly. While detached family homes remain the bedrock of the community, 2026 has seen a significant shift toward “smart density.” You’ll find an increase in modern townhomes, duplexes, and “missing middle” housing designed to keep the city accessible. Whether you are eyeing a brand-new build in a developing area or a charming character home with “good bones,” a professional inspection is your best tool for navigating the unique construction standards of the Okanagan.
Popular Kelowna Neighbourhoods We Serve
Lower Mission: A top choice for families, known for its flat, walkable streets, great schools, and easy access to the beaches.
Upper Mission & Kettle Valley: These areas offer some of the most stunning panoramic views of Okanagan Lake, featuring executive-style homes and a quiet, community-focused atmosphere.
Glenmore: Central and practical, Glenmore is popular for its proximity to downtown and its mix of established properties and new developments.
West Kelowna: Across the bridge, you’ll find incredible value in areas like Shannon Lake and Lakeview Heights, often offering larger lots and a more rural feel while staying minutes from the city.
Downtown & Pandosy Village: Perfect for those seeking an urban lifestyle, these areas feature a high concentration of modern condos and trendy boutiques.
Local Attractions & Lifestyle
When you aren’t house hunting, Kelowna offers endless ways to explore. Hike the trails of Knox Mountain Park for a bird’s-eye view of the valley, or cycle the historic Myra Canyon Trestles along the Kettle Valley Railway. For a more relaxed afternoon, the waterfront promenade and the many award-winning wineries—like Mission Hill and Quails’ Gate—are world-class staples right in your backyard.

Buyers Home Inspection
Buying a home is one of the biggest investments you will ever make. Before you buy, you should have a home inspection to avoid potentially costly repairs that would otherwise go undetected until they become even more costly. This is my typical home inspection that catches common defects so you understand the investment you’re making. Certified home inspectors like myself are trained to find these kinds of issues.

Some homeowners want to make repairs to their house before they put it on the market and will make repairs using their inspection report as a baseline reference. Please understand that most buyers will still want to perform their own inspection even if the seller has already had an inspection done.

11-Month Home Warranty Inspection
Just because your home is new, doesn’t mean it is defect-free. An 11th-month warranty inspection can help you identify any issues or defects before their builder's warranty expires, potentially saving you from costly repairs down the road.

Getting a condo inspection isn’t something that people always think about, but it is just as important as getting a home inspection on a residential home. Condos can have many of the same issues that homes can have, so it is important to make sure that the area is a safe place to live!
